If you are the owner of the property which is proposing to undertake works relating to the Party Wall Act, you are known in the Act as the 'Building Owner'. Our below services provide you with a simple solution to fulfilling your statutory requirements.
Depending on the nature of your works, you are required to serve Notice to the owners of the affected adjoining property. Incorrectly served Notices can result in costly delays to your project, and have the potential to invalidate any Party Wall Award that may be subsequently made.
This is a legally binding Award between the Building Owner and Adjoining Owner which sets out how the works relating to the Party Wall are to be undertaken. If agreed with the adjoining owner, it is possible for us to produce the Award independently by acting as the 'Agreed Surveyor' for both parties. Otherwise, this will be prepared in co-ordination the Adjoining Owner's Surveyor (who they are entitled to appoint at your cost).
The Schedule of Condition involves the visual inspection of the adjoining owner's property to produce a written and photographic record of the existing condition before any works to the Party Wall commence. This will be undertaken in conjunction with the Adjoining Owner's Surveyor (if applicable).

If you have received a Party Wall Notice you have a statutory requirement to respond within 14 days of service or you will be deemed to 'dissent' to the works, in turn triggering the requirement for the production of Party Wall Award. We can offer you clear and timely advise on your options at this stage, and review and respond to any correspondence received on your behalf.
This is a legally binding Award between the Building Owner and Adjoining Owner which sets out how the works relating to the Party Wall are to be undertaken. If you wish, you are entitled to appoint us as your 'Adjoining Owner's Surveyor' at the cost of the building owner. In this instance we will ensure the final Party Wall Award is produced in a balanced and fair manner with your interests in mind.
